Look out for tell-tale danger signs of carbon monoxide (CO) poisoning
such as sooting, a yellow or orange lazy flame and excessive
condensation in the room where the appliance is installed.

- For your
safety and the efficiency of the appliance, it is essential that
all gas appliances should be serviced every twelve months. All makes and models are serviced by
fully trained engineers who are ACS qualified and CORGI registered.
The way specific
operations are to be carried out will normally be defined in
the manufacturers maintenance instructions but they will not
necessary define the operations required to service the appliance.
- In the absence
of manufacturer service instructions the following items should
be addressed:

Dismantle and clean burner(s) and injector(s)
and check for physical deterioration in both.
Dismantle and clean pilot assembly (where
fitted)
Inspect and clean flue ways in heat exchanger
and check for physical deterioration.
Inspect and clean combustion fan (where
fitted)
Check for water and electrical integrity (where appropriate)
Check satisfactory operation of all safety
devices. E.g. flame failure devices vitiation detectors. Fan
proving systems.
Check burner pressure/gas rate against
data plate figures and adjust where necessary
Check condition of combustion chamber
seals (where appropriate)
Check for satisfactory flueing arrangements
(including inspection of catchment space where appropriate)
Test to ensure flue flow and removal of
products of combustion.
Check satisfactory provision of ventilation.
Investigate any other evidence of unsafe
operation and report any apparent defects to a responsible person(s)

Landlords
By law, landlords must have gas appliances
they own in properties that they 'let', checked for safety by
a CORGI registered installer, once every twelve months. Safety
checks will ensure that the appliances are working effectively,
and guard against the dangers of carbon monoxide. |

Around 30 people die each year from carbon
monoxide emissions due to poorly installed or badly maintained
gas appliances. A landlord is responsible for the safety of any
tenants and must ensure that gas appliances, fittings and flues
provided for tenants use are safe. |

Tenants should insist on seeing a current
gas safety certificate, which will show that the appliances have
been checked for safety by a CORGI registered installer. By law
landlords must ensure that these gas safety inspections, which
check that appliances are working correctly and help guard against
the dangers of carbon monoxide poisoning, are carried out every
year. Landlords who ignore the law can be prosecuted and can
often face a hefty fine or even imprisonment. |
